How do Brokers get paid?
Traditionally a Real Estate company offers to list your home for sale for a commission under what is called an exclusive right contract. Meaning the listing company has the exclusive right to sell your home for a set period. Commission is not a set percentage. Typically this is from 5 to 7% of the sales price of your home. Our industry has what is called Broker reciprocity and that means that any Broker can show and sell any house listed on the MLS. A portion of the agreed upon commission is paid to the selling Broker and the other portion is paid to the listing Broker at closing. (Typically the commission is split on a 50/50 basis between the Brokers) The Brokers then pay the associated Realtors.
For an example, let's say that you have listed your house with ABC Realty and you have agreed to pay a 6% commission. Your house is put on the MLS and advertised for sale for $100,000.00. DFG Realty showed your house and wrote an offer. At closing you will pay $6,000.00 in commission. $3,000.00 will go to the listing Broker (ABC Realty) and $3,000.00 will go the selling Broker (DFG Realty). The Realtor that you worked with will get paid by their Broker.

You may put your own sign out too. You reserve the right to advertise as a FSBO anywhere you like. You offer 1/2 of the commission (2 to 3.5%) to the selling Broker on the MLS. This is an exclusive agency listing. Your Choice Realty and yourself retain the right under this agency to sell your home. Simply put, if you find the buyer through your own efforts you pay no commission. If we find the buyer under our own efforts we get paid the commission. If another real estate company finds the buyer through their own efforts under broker reciprocity they get paid the commission. Sound fair? How is it more beneficial to sell my home through Your Choice Realty rather than a For Sale by Owner Company?

Some consumers end up calling on a Realtor after their attempts to sell by owner have not been successful or they decide that the process without help is just to encumbersome. They will have lost
